I’ve been having a lot of conversations lately that start the same way:

“I know spring is a good time to sell… but does that still apply this year?”

It’s a fair question — because this year doesn’t feel exactly like the last few.

Spring is always one of the busiest seasons in Orange County real estate. More homes hit the market, more buyers start actively looking, and everything feels like it’s moving again.

But what I always tell my clients is this:

Spring creates opportunity — but strategy determines the outcome.


What’s Actually Happening in the Market Right Now

People often ask me:
“Is the market shifting toward buyers?”

We are seeing more inventory this spring — about an 11% increase compared to last year.

At first glance, that can sound like competition is getting tougher.

But here’s the part most people miss:

Inventory is still relatively low overall — around 2.6 months of supply. A truly balanced market usually sits closer to 5–6 months.

What that means in real life is simple:

👉 Buyers have more choices than before
👉 But strong homes are still selling at a steady pace

So no — this isn’t a “slow” market.
It’s just a more thoughtful one.


Buyers Are Back — But They’re Smarter

Another question I hear a lot:
“Are buyers still active right now?”

Yes — and in many ways, they’re more serious than before.

With mortgage rates stabilizing in the low 6% range, buyers who were waiting on the sidelines are starting to move again. But they’re not rushing.

They’re:

  • comparing homes more carefully
  • analyzing value more closely
  • taking a little more time before making decisions

Last year especially showed me this shift.

One seller I worked with said:

“We thought buyers would just jump — but they were really thoughtful. Once we adjusted our strategy, everything changed.”

That’s the difference right now.


What Actually Sells Homes Today

If there’s one thing separating fast sales from slow ones, it’s this:

Pricing and presentation.

They sit longer — and often end up adjusting later.

Buyers today are informed. They’re comparing multiple homes side by side, especially in areas like Irvine and Tustin.
