Lately, I’ve been having more conversations that start like this:

“We noticed homes are sitting longer… is something wrong with the market?”

It’s a fair question, especially if you’ve been watching how quickly homes used to sell.

 

And the honest answer is:

Yes, things have shifted.

But not in the way most people assume.

 

What’s Actually Happening Right Now

People often ask me:

“Is the Orange County market slowing down?”

What we’re really seeing is a shift, not a slowdown.

More homes are coming on the market

Buyers have more choices

Decisions are taking a little longer

In areas like Irvine and Tustin, homes are still selling.

But they’re not selling automatically anymore.

And that’s the key difference.

This is something I say often:

Homes aren’t sitting because buyers disappeared.

They’re sitting because something isn’t aligning.

 pricing matters more

 timing and launch strategy matter more

Last year especially reinforced this for me.
