I’ve heard a lot of sellers say recently:

"Homes used to sell in days... what changed?"

And honestly, it's a fair question.

If you've been following the Orange County market over the last few years, you've probably noticed that some homes are taking longer to sell than they once did.

But here's what I tell my clients:

Longer doesn't mean slower. And slower doesn't mean the market has stopped.

What we're seeing today is a more thoughtful market.

Buyers are still buying.

They're just being more selective about where they spend their money.

 

Why Are Homes Taking Longer to Sell?

One of the most common questions I get is:

"Is the market slowing down?"

The answer isn't as simple as yes or no.

What we're really seeing is a shift in buyer behavior.

Today's buyers are taking more time to evaluate their options.

They're comparing:

  • photos

  • condition

  • layout

  • upgrades

  • location

  • pricing

before they ever schedule a showing.

And honestly, I think that's healthy.

People are making more informed decisions instead of rushing.

 

The Homes That Tend to Sit

The good news is that buyers are still active.

The challenge is that they're less willing to overlook issues.

The homes that tend to sit the longest usually fall into one of three categories:

1. Overpriced Homes

Pricing matters more today than it did a few years ago.

When buyers have options, they compare value quickly.

If a home feels overpriced compared to similar properties, buyers often move on before scheduling a tour.

2. Homes That Need Too Much Work

Buyers aren't necessarily afraid of projects.

But many are already stretching their budgets and prefer homes that feel move-in ready.

When buyers walk into a property and immediately see a long list of projects, it can feel overwhelming.

3. Poor Presentation

Presentation has always mattered.

Today, it matters even more.

Many buyers decide whether to visit a home based on photos alone.

If the listing photos don't stand out, buyers may never make it to the front door.

 

What Buyers Still Respond To

Despite what some headlines suggest, buyers are still responding strongly to homes that are positioned correctly.

The homes performing best right now tend to be:

  • priced strategically

  • professionally presented

  • clean and move-in ready

  • staged appropriately

  • marketed effectively

Last year reinforced this for me over and over again.

Two similar homes could have completely different outcomes based on how they were prepared before hitting the market.

One seller shared this with me after closing:

"Once we adjusted the presentation and pricing strategy, everything changed."

That experience isn't uncommon.

 

Why Small Improvements Matter

Many homeowners assume they need a major renovation before selling.

Most of the time, that's simply not true.

Some of the most impactful improvements are often:

  • fresh paint

  • decluttering

  • deep cleaning

  • lighting updates

  • simple staging

These smaller changes can dramatically improve how buyers feel when they walk through a home.

And buyers make emotional decisions long before they make logical ones.

 

What Last Year Taught Me

One of the biggest lessons from last year was this:

The market rewards preparation.

The homes that generated the most interest weren't necessarily the newest or most expensive.

They were the homes that felt ready.

Ready for buyers.

Ready for showings.

Ready to compete.

And buyers noticed.
